Aluminium Window, Door & Façade Systems for New Zealand Projects

Case Study: Chapman Gardens, Castle Hill — Commercial Architectural Glazing for a 258-Unit Terrace-Style Apartment Precinct

Situated at the intersection of Chapman Avenue and Dawes Avenue in Castle Hill, New South Wales, Chapman Gardens is a master-planned residential community featuring an exclusive collection of 258 terrace-style apartments. Developed and constructed by CGGroup and architecturally designed by the award-winning firm PTW Architects, the precinct blends private courtyards, rooftop gardens, and extensive green space with contemporary residential design.

As a multi-building Class 2 residential development, the project required robust, high-performance fenestration assemblies capable of satisfying strict acoustic dampening, structural wind pressure limits, and thermal efficiency mandates under the Australian National Construction Code (NCC).

To fulfill these architectural requirements, Meichen Windows & Doors was selected to engineer and supply a custom-made overseas glazing system. Featuring heavy-duty ApexAwning150-AS960 awning and fixed window systems, MD150 hinged doors, and MD150 sliding/stacker door systems, the project showcases full commercial framing combined with high-performance double glazed Low-E grey glass.

System Architecture & Engineering Highlights

CHAPMAN GARDENS CASTLE HILL — FENESTRATION SYSTEM MATRIX

• Primary Sub-Frame: Full Heavy-Duty Commercial Framing System
• Window Assemblies: ApexAwning150-AS960 Awning Windows & Fixed Window Grids
• Door Assemblies: MD150 Commercial Sliding / Stacker Doors & MD150 Hinged Doors
• Glazing Makeup: Double Glazed Low-E with Tinted Grey Glass Shielding

1. ApexAwning150-AS960 Awning & Fixed Window Assemblies

Multi-story residential developments in Castle Hill require high structural rigidity to handle elevated wind load pressures while maintaining clean visual sightlines across wide garden courtyards.

  • Structural Integrity & Wind Load Resistance: The ApexAwning150-AS960 system provides high moment of inertia values, ensuring mullions and sashes easily comply with the strict deflection and structural criteria set out in AS 2047.

  • Weather-Tight Background Ventilation: Integrated awning windows feature continuous multi-layer EPDM rubber gaskets that seal sashes tightly against frame jambs when closed, preventing driving rain ingress during severe storms.

2. MD150 Commercial Sliding, Stacker, and Hinged Doors

Connecting ground-floor private courtyards and terrace-style balconies with indoor living areas required high-span, smooth-operating door systems.

  • MD150 Sliding & Stacker Door Systems: Built with deep commercial profiles and heavy-capacity tandem stainless steel rollers, allowing large double-glazed door sashes to slide smoothly along tracks for effortless terrace access.

  • MD150 Commercial Hinged Doors: Heavy-duty entry and balcony access doors equipped with multi-point perimeter locks for elevated security, acoustic sealing, and longevity in high-frequency pedestrian environments.

3. Double Glazed Low-E with Tinted Grey Glass Makeup

Balancing thermal comfort, solar heat control, and occupant privacy across 258 terrace-style residences required a specialized high-performance glass makeup.

  • Solar Heat & Glare Mitigation: Spectrally selective Low-E coatings combined with a tinted grey glass makeup drastically reduce the Solar Heat Gain Coefficient (SHGC), cutting harsh solar glare and maintaining comfortable indoor ambient temperatures without heavy HVAC reliance.

  • Acoustic Insulation: The high-mass double glazed insulating units (IGU) dampen surrounding suburban traffic noise, providing a tranquil indoor setting for residents enjoying their courtyard and rooftop garden environment.

Compliance and Engineering Accreditation

As a large-scale Class 2 multi-unit residential complex, the Chapman Gardens project required comprehensive engineering oversight and compliance verification for council sign-offs:

AGWA Corporate Membership: Meichen is an active corporate member of the Australian Glass and Window Association (AGWA).

In-House AGWA/AFTI Certified Engineers: Oversighted by qualified engineers certified in AS 2047 (Windows & External Glazed Doors), AS 1288 (Glass Selection & Installation), and NCC code mandates.

Comprehensive Audit Support: Backed by independent testing schedules under CSi PAS-Mark and JAS-ANZ accreditation frameworks, ensuring seamless building consent approvals.
